offmarket.now is an independent research project tracking publicly available property listings across Sydney, with particular attention to off-market and pre-market activity. We surface aggregate market signals to help buyers and renters discover what's actually being sold and let, beyond the major portals. We are not a real estate agency, a buyer's agent, or a brokerage. We do not transact in property and we are not affiliated with, endorsed by, or sponsored by any of the agencies whose public listings appear in our index.

Agency names, brand marks, listing photographs, and listing descriptions remain the property of their respective owners and are referenced solely for identification and attribution. Each listing in our index links back to its original source.

Privacy

Who we are. offmarket.now is the data controller for the personal information described below. We can be contacted through the form at the bottom of this page.

What we collect. We only collect personal information that you voluntarily provide. If you join the waitlist, configure a postcode alert, send us feedback, or submit the opt-out form below, we store the email address you give us together with the relevant request details. We also process your IP address transiently to apply per-IP rate limits and detect abuse; IP addresses are not retained beyond what is required for that purpose. Site traffic is measured via Vercel Web Analytics in an aggregated, anonymised form — we do not set advertising cookies, we do not run third-party trackers, and we do not collect or store visitor location data.

Where it is stored. Personal information is stored in a Neon PostgreSQL database hosted in the AWS Sydney (ap-southeast-2) region.

How we use it. We use your email address only for the purpose you provided it (for example, to send you alerts you have subscribed to, or to reply to feedback or an opt-out request). We do not sell personal information, we do not share it with third parties for marketing, and we do not use it to build advertising profiles.

Retention and your rights. We retain personal information until you ask us to delete it. Under the Australian Privacy Act 1988 (Cth) and the Australian Privacy Principles, you have the right to request access to, correction of, or deletion of personal information we hold about you. To exercise any of these rights, please use the form below and describe your request; we will action it within a reasonable period.

Listings sourced from public agency websites

Every listing in our index is drawn from a publicly accessible source — typically an agency's own website — and links back to that source. We display this information to help buyers and renters discover the market, and we credit the originating agency on every listing card.

For agencies and publishers

If you'd prefer your site not be included in our index, please let us know using the form below. There's no need to give a reason and there's no process to navigate — we'll remove your site from our indexing list within a few business days of receiving your request and confirm by reply. We're grateful for the work agencies put into bringing properties to market, and we want to be a good citizen of the ecosystem we depend on.
